Jumbo

Many Southern California homes exceed the standard conforming loan limit, so they require a jumbo loan. Guidelines vary by lender and program, and we help you compare structures, subject to qualification.

VA

For eligible veterans, active-duty service members, and surviving spouses. Low or no down payment options.

A benefit earned through service, guaranteed by the Department of Veterans Affairs. Eligibility and entitlement rules apply; we help you confirm yours.

First-Time & Affordable Programs

FHA loans and conventional programs designed for lower down payments, depending on loan program availability.

FHA and certain conventional affordable-lending programs can reduce down payment and income hurdles for qualifying buyers. Program availability and terms vary.

Non-QM

DSCR and other flexible-qualifying options for investors, the self-employed, and complex financial pictures.

Non-agency programs qualify you outside standard rules. DSCR loans, for example, qualify an investment property on its rental cash flow, and extended or interest-only terms can fit complex situations. Subject to qualification.

Home Equity Loan

A second loan against the equity in your home. Useful for renovations, consolidating debt, or funding the down payment on your next home without refinancing away a low rate. Subject to qualification.

Rate Buydowns

Temporary and permanent buydown strategies, often funded by seller credits in negotiation.

A buydown uses upfront funds to lower your rate, either for the first years (like a 2-1 buydown) or for the life of the loan. Whether it beats a price reduction depends on the numbers.

Refinance

Rate-and-term and cash-out reviews when market conditions move in your favor.

Replacing your current loan to lower the payment, shorten the term, or access equity. We look at the numbers together so the decision is grounded in math, not marketing.

Streamline Refinance (FHA & VA)

Faster refinancing for existing FHA and VA borrowers, with less paperwork and often no appraisal.

If your current loan is FHA or VA, streamline programs (including the VA IRRRL) can lower your rate or payment with simplified documentation, depending on program requirements.
